QUALIFICATION STANDARDS

Applicant's monthly household income must exceed 3x the rent. All income must be from a verifiable source. Unverifiable income will not be considered.

Applicants must receive positive references from all previous landlords for the previous 5 years.

Applicant may not have any prior evictions or unpaid judgments from previous landlords.

Applicant may not have any prior felonies

Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.

A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.

Applicant must be a non-smoker.

Occupancy is limited to 2 people per bedroom.

Applicant must be able to get utilities turned on in own name (gas & electric)

All tenants are required to maintain acceptable Renters Insurance/ Liability during tenancy. Insurance options are available to bundle with lease.
PET PAWLICY
The below poicies are applicable to pet friendly units only. These policies take into consideration the needs of Management, pet owning tenants and non-pet owning tenants, as well as the needs of the pets themselves. The intent is to create a harmonious co-existence of all those occupying the property and fostering an attitude of respect, cooperations and consideration.

Acceptable pets include cats adn dogs under 35 pounds.

Tenannt must provide proof of vacinations at the time of move-in.

Each tenant who wishes to keep a pet must pay an additional $25.00 per month in Pet Rent

Pets cannot create a noise disturbance, i.e. excessive barking.

Pets must be under the owner's control at all times

Tenant must adhere to all local laws and ordinances, and keep pets current on all vaccinations and flea treatments.

Tenant must perform regular housekeeping duties, including sweeping and vacuuming, clean up all waste and pet droppings.

Tenant must assume all responsibility and cost for any damages, cleaning or any other expense to the property that are a result of the pet.
NEXT STEPS
STEP 1
APPLICATION
Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee of $35.00. To qualify, each person must meet or exceed the minimum standards for qualification. Please expect 1-3 days for the application process. Processing the application will include direct contact with employers, current landlord, previous landlords, references, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications. Should the applicant be denied based on information received in the consumer report, the applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting: TransUnion's SmartMove Customer Service at (866)775-0961.
STEP 2
DEPOSIT TO HOLD
Once approved, a non-refundable “Deposit to Hold” will be required in the amount equal to one month’s rent. The Deposit to Hold removes the property from public offering and holds the home exclusively for the applicant until the mutually agreed upon move-in date, and all other requirements have been met (see move-in requirements below). The Deposit to Hold is required within 24 hours of approval, and the maximum amount of time a rental will be held is 14 days. After all move-in requirements have been met and a lease for the property completed, the Deposit to Hold will transfer to the Security Deposit to be held throughout the tenant’s entire tenancy. If the prospective tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant.
MOVE-IN REQUIREMENTS
Before taking occupancy, the prospective tenant must complete the following steps:
Supply required move-in funds:
(deposit to hold + first month’s rent)
All tenant-paid utilities must be transferred into the prospective
tenant’s name
A lease must be executed and signed by all parties + proof of renters insurance must be provided
